Tax certificate sale

Florida statute directs the county tax collector to hold an annual tax certificate sale, beginning on or before June 1 or the 60th day after the date of delinquency, whichever is later (Fla. Stat. § 197.402(3)). What is sold is a certificate — a lien for the delinquent taxes — not the property; each certificate goes to the bidder demanding the lowest interest rate (Fla. Stat. § 197.432).

Tax deed sale

If the taxes remain unpaid, a certificate holder may later apply for a tax deed, and the property itself may then be sold at a public tax deed auction (Fla. Stat. § 197.502). Which county office conducts that auction varies by county.
